How We Help
Our services are free, confidential, and professional- provided by housing and credit counselors specially trained in the latest foreclosure prevention techniques and programs.
Second, we will assign someone to personally work with you on your case. He or she will talk with you about your special circumstances and then help you design a special plan just for you and your family. Our goal is to help you move forward with your life.
We will offer you financial counseling and help prepare you to pursue options for resolution and special programs. We can negotiate with your lender on your behalf, or we can train you to do this yourself.
While it may seem hopeless, you do have options, all of which will be discussed and considered with a housing counselor. In all cases, we will stand with you, and help you work this through until a final resolution is reached.
What You Need to Do
To prepare for the process, begin collecting the documents you will need to get help, including:

Identification such as copy of driver’s license or state-issued picture ID card for all borrowers

A written description and evidence of the hardship circumstance which places you at risk. Examples of hardship include: death or disability in family, insufficient income, unemployment, extended loss of income or unforeseen medical expenses. Specify if your hardship is temporary, long term or permanent.

Confirmation that you occupy the property, such as gas, electric or cable bill in your name

Copy of your most recent mortgage statements with loan number

A second mortgage statement or equity line statement (if you have one)

Copies of your property tax bill and homeowner insurance (if not included in your mortgage)

Copies of your mortgage closing documents

Any default notices from your lender or property related default, such as tax sale or redemption deadlines

The most recent pay stubs from employer covering 2 months. Must include year-to-date information

Last 2 years worth of most recent tax returns signed and completed with all schedules, including W-2s and/or 1099 forms

If self-employed, copy of most recent quarterly or year-to-date signed and dated Profit and Loss Statement (Copy of your last two years of personal and business tax returns, signed and completed with all schedules)

Copy of current rental or lease agreement(s) if property is 2 to 4 units with rental income

If applicable, most recent benefit award statement from SSI, SSDI, TDI or/and Unemployment

Bank statements from ALL savings and checking accounts for the last two months (actual statement required with all pages)

Bankruptcy documents, including discharge notice if bankruptcy was filed within past 10 years (if applicable)

If you receive child support or alimony, provide copy of divorce decree, separation agreement, or other legal written agreement filed with the court that shows the amount awarded and period of time in which it will be received.

For income received from other sources not listed above, signed and dated letter from the person(s) that contributes with amount and frequency of the income.
